The 5D construction model as the basis for optimal construction operations

Marc Aßmann is a stonemason and master stone sculptor, building surveyor, craftsmen restorer, construction project controller, project management specialist and health and safety coordinator according to construction site regulations all in one. The entrepreneur, who founded his own business, PRONAG mbH in Dresden in 2003 after many years of working as departmental head for the Bauer AG Group, doesn’t know the meaning of the word boredom. Top quality: technical and commercial

At present, Marc Assmann is supporting two medium-sized companies that work all over Germany on the preservation of historical monuments: the  “This is a sector with a lot of potential for business process modelling," the entrepreneur has realised. The planning of monument preservation projects often focuses on technical quality, while economic aspects tend to be neglected. Consequently, problems are shifted to the construction site. In the end, agreed deadlines and budgets cannot be met.

“The key to refurbishing existing building fabric is exact surveying and action planning,” he explains. “If this is detailed and precise, the costs are all transparent, risks are recognized before they cause problems and the result is perfect from both an economic and a technical point of view,” he adds.

20% cost savings

Naturally, perfect planning initially entails more work in the early stages of a project. However, this pays off in construction time, and, not to forget, financially. It can be achieved by end-to-end cost management, centrally controlled via an integrated IT infrastructure. Marc Assmann uses Revit from Autodesk, iTWO-5D from RIB and a carefully devised content for all turnkey construction tasks.  This neatly links technical and commercial planning tasks and also makes for substantially faster project documentation.

Calculated in detail

The content developed by Marc Assmann for the RIB software system iTWO Business Suite is equipped with extensive catalogs: 14,000 cost types broken down into product groups and 26,000 items. These are fully integrated in iTWO and Revit, so that the 3D plan and cost estimate can be examined at any time. For compiling specifications, there is also a ready-made catalog of construction site overheads, which can be exactly to a company’s requirements and project-related tasks, and a construction work key catalog, also predefined, to which companies can make additions as necessary.

Using the IT solution, all construction tasks can be costed within the sample work specifications in such a way that they can be used to demonstrate and document disruptions in the course of the project. In addition, a performance-linked rate of payment can be determined, if desired. An intelligent, exactly defined attribute catalog provides a precise tool for classifying execution, transport and setup times for the cost estimate. All estimated figures are documented in a process model. Finally, the actual times are logged and serve as a constant reference for the fine tuning of future cost estimates. They also serve as a controlling instrument.

One of the key advantages offered by the transparent solution is the way it deals with changes arising from inadequate work descriptions. Marc Assmann: “Thanks to the master estimate feature, these can first be suppressed and then quickly re-added if the contract is awarded.”
 

Breaking down inhibition thresholds

These are clear and obvious benefits. Nevertheless, most companies involved in monument preservation have mixed feelings about 5D planning with iTWO 5D. “Inhibition levels are often high, as some companies have not realised the need for such detailed planning," says Assmann. “The focus in this sector does not always extend to economic considerations. My job is to show companies the value added and introduce them to the new model-based work method step by step.”
 

Encouraging companies to think ahead

The RIB system is extremely well accepted in the monument preservation sector. This is because most companies are familiar with the predecessor ARRIBA, a software system in widespread use all over Germany. “iTWO offers all the established functionalities for construction operations that companies have come to appreciate from working with ARRIBA, plus the highly innovative possibilities of a comprehensive 5D planning solution,” reports Assmann. “Once companies have realized the value added of data integration, such as the tremendous reduction in workload due to the general minimisation of manual tasks, they are keen to switch to the new method. Not all companies go by the saying of Confucius like I do: ‘If you tread in the footsteps of others, you’ll never overtake.’ But once they’re in the overtaking lane, there’s no stopping them,” Assmann concludes.
